Develop a comprehensive marketing strategy that would accelerate lease-up, increase local visibility, and compete effectively against larger brands while exceeding projected occupancy and revenue goals.
Unlike nationally branded facilities, this independently branded property entered the market without brand recognition or a built-in customer base. We needed to generate demand quickly while competing against 13 nearby facilities with established market presence.
SAM launched pre-opening “Coming Soon” campaigns before transitioning to “Open Now” campaigns at launch. Targeting, creative assets, promotions, and geographic reach were continuously optimized to drive demand and support the property at every stage of lease-up.
To build community awareness and drive foot traffic, SAM executed several local initiatives including a ribbon-cutting event, grand opening promotion featuring a raffle for one year of free storage, outreach to student housing and apartments, partnerships with local moving companies for referral opportunities, and on-site property tours.
A hyper-local search strategy focused on University City and nearby neighborhoods through locally relevant content, structured review generation, FAQs, unit-size guides, student storage resources, local backlinks, and other authority signals. We strengthened traditional search visibility while building the structured content and trust signals that support discovery across emerging AI-driven search experiences.
