Platform Expansion Continues as Same-Store Portfolio Delivers Steady Growth
Storage Asset Management (“SAM”) reported first-quarter 2026 same-store operating results, reflecting continued revenue growth and disciplined expense management across its managed portfolio.

Same-store revenue increased 2.1% compared to the first quarter of 2025, driven by rate optimization and steady demand across core markets. Square foot occupancy increased by 0.5% and actual achieved rate per square foot increased 2.1%.
Same-store NOI grew 1.8%, reflecting revenue gains, partially offset by normal operating costs. Increases in operating expenses due to snow removal and utilities were offset by reductions in insurance, advertising, and payroll.
SAM added 14 facilities to its third-party management platform during Q1 2026, bringing total managed properties to over 580 stores in 38 states.

*SAM’s same-store pools for the periods presented consist of stores that were stabilized by the first day of the prior year. SAM considers a store to be stabilized once it has been open for three years or has sustained average square foot occupancy of 80.0% or more for one calendar year. If a property has a substantial change in size, it is removed from the same store pool until the beginning of the calendar year at least 12 months from the date of change. The 2026 same-store pool includes 387 storage properties.
