SAM Reports Second-Quarter 2026 Same-Store Results

Tailored Strategies Drive Revenue Outperformance 

Storage Asset Management (“SAM”) reported second-quarter 2026 same-store operating results, reflecting continued revenue growth and disciplined expense management across its managed portfolio. The results underscore SAM’s approach to maximizing performance: combining best-in-class systems and data with market-specific, facility-by-facility customization. 

YTD Q2 2026 Same Store Highlights 

  • Same-store revenue growth of 2.8% year-over-year 
  • Same-store net operating income (NOI) growth of 2.6% year-over-year 
  • 46 new stores added to our management YTD through Q2
  • Ranked third on the ISS Top Operators List for Facility Management Companies 

Management Commentary

Platform Growth 

SAM added 46 facilities to its third-party management platform during Q1 and Q2 2026, bringing total managed properties to 634 stores in 38 states. Platform expansion reflects continued demand for SAM’s ownership-aligned, results-driven management model. 

SAM Same-Store Pool 

*SAM’s same-store pools for the periods presented consist of stores that were stabilized by the first day of the prior year. SAM considers a store to be stabilized once it has been open for three years or has sustained average square foot occupancy of 80.0% or more for one calendar year. If a property has a substantial change in size, it is removed from the same store pool until the beginning of the calendar year at least 12 months from the date of change. The 2026 same-store pool includes 302 storage properties.
