Handing over the day-to-day management of your self storage investment is a big decision. Before you sign, you should know what the transition looks like, what stays on your plate, and what happens to your tenants and on-site team.

At SAM, we’ve built a structured, collaborative transition process, so you always know what’s happening and what’s next. Here’s what to expect.

We Start by Listening

Every partnership begins with a conversation. Our Business Development team wants to understand your goals, your current operations, and what’s working (or not) at your property. We’ll ask about:

  • Why you’re considering professional management
  • How the facility is currently staffed and operated
  • Your unit count and revenue, including any additional revenue streams
  • The challenges you’d like to solve and the improvements you’d like to see

This is your investment, and your goals shape everything that follows. You’re also gaining a partner with deep industry experience. With years of experience managing diverse portfolios across 39 states, our team has seen what works in a wide range of markets. Our Business Development Managers draw on that experience to make thoughtful recommendations that drive your business forward and are aligned with your goals.

You’ll Have a Dedicated Transition Team

Your dedicated transition team will guide you from start to finish, schedule and facilitate every transition-related call, and keep our internal departments aligned, so you aren’t left coordinating on your own. Our transition team handles onboarding, data analysis, and stabilization, so new owners hit the ground running with us. They will continue to support you in the early stages post-transition.

Due Diligence: A Thorough Look Before Day One

About 30 days before your transition, our team will conduct an on-site due diligence visit. The visit is designed to allow us to identify risks and opportunities for improvement before we take over.

Due diligence includes a full operational audit. Our team also holds a call before the visit to align expectations and another afterward to review findings, so every department is prepared.

A Clear Executive Summary

We consolidate our findings into a single Executive Summary and share it with you. Our District Manager and Facilities Manager identify any projects recommended and can provide preliminary cost estimates for larger projects.

If helpful, we’ll schedule a call to review recommendations, talk through priorities, and discuss your own wish list items. We value your input as a partner in your property’s success.

Preparing for Day One

Before transition day, we hold a Pre-Transition Call to review site-specific details, walk through each team’s responsibilities, and set clear expectations for the steps leading up to, during, and after the transition. Our detailed Transition SOP keeps everyone on the same page.

Post-Transition Support

Approximately 30 days post-transition, we hold an internal call to review progress and any open items. Your Regional Director, District Manager, and your entire transition team meet with you to review the property’s status, celebrate early wins, and address any questions or concerns. That call marks the handoff from our Transition Team to Operations and the start of regular owner communication.

A Process That Fits Your Situation

Every property is different, so our approach flexes with the situation:

Ownership change or sale: Timing aligns with your closing.

Management change: Your date is negotiated during the business development process.

Development or new construction: The target opening date follows construction and inspection timelines.
